Independent Building Work AssessmentWorkmanship, incomplete work, alterations, extensions and visible concerns about work already carried out.
Condition & Evidence ScheduleA dated written and photographic record before repairs, nearby works, access or another change in condition.
Independent Property Evidence ReportAn evidence-led report combining inspection findings with agreed supporting documents or photographs.
Expert WitnessA separate formal route for selected matters requiring expert evidence for proceedings. It is not the default for every dispute.

Formal expert evidence
CPR Part 35 work is a different professional role. It is considered selectively after the issues, instructions, competence and court requirements have been reviewed.

Source attribution
Documents, photographs and third-party findings are identified rather than blended into the surveyor's own observations.
Proportionate next step
The report distinguishes what can be concluded from the evidence from matters needing another specialist, testing or legal advice.
