When does Level 2 often make sense?

RICS describes Level 2 as appropriate for many conventional houses, flats and bungalows built from common materials and in reasonable condition. The report uses condition ratings to highlight significant defects and priorities.

It can be a sensible choice where the property is relatively straightforward and there is no obvious reason to expect a more detailed analysis of unusual construction or extensive deterioration.

When does Level 3 become more proportionate?

Level 3 is the most comprehensive RICS Home Survey. It is particularly relevant to older, larger, altered, unusual or run-down property, and where substantial renovation or structural work is planned.

The extra value is not simply more pages. The intention is more detailed consideration of construction, defects, likely causes, repair options and consequences.

Can a flat have a Level 3 survey?

Does Level 2 include a valuation?
